Great/convenient bus route: frequent buses/bus choices to Brock/Pen Centre/downtown -if you miss one bus another bus comes along within a few minutes. The house is ONLY a 1-2 minute walk to the bus stop on Glenridge Ave - Brock #316 frequent buses Monday-Friday, #416 week-nights, weekends/holidays - only a 10 minute ride to Brock. Bus to the downtown bus terminal takes about 7 minutes or walk in 15-18. Downtown/Pen Centre are perfect for many part-time jobs.Glenridge Plaza is a 7 min. walk with restaurants, convenience store, Tim Hortons, Subway and a Dollarama My home is in the OLD GLENRIDGE area which has the reputation of being the best neighborhood/location to live in the city. Besides Brock students, Niagara College students are welcome too as well as summer CO-OP students. At least 8 NC students have lived in this house. Brock professors/professionals live in this quiet neighbourhood. 2 private entrances, 2 kitchens, 2 bathrooms, 2 fridges, 2 separate floors, TENNIS COURT!!!! - enjoy the only student rental that has a tennis court!!! Strictly a NON-SMOKING HOUSE & PROPERTY Rent includes: 1- electricity, heat, water, gas, smoke detectors/carbon monoxide, very cheap coined laundry 2 - UNLIMITED INTERNET 50 mps!! 3 - Free use of a bicycle!! 4 free parking, fully renovated. 5 - TENNIS COURT adjacent to covered patio, BBQ, bicycles 6 - enjoy Burgoyne Woods (park)only a 5 minute walk away 7 - House is only one house from Glenridge Ave and Forest Hill Rd - 1 min walk to the bus stop!! 8 - We help with some cleaning of your unit November 4, 2021 To whom it may concern, I am writing this letter to confirm that I, Griffin Allen, have stayed in the basement apartment of 16 Forest Hill Road since September, 2021. The basement apartment has 3 individual rooms and a shared kitchen/bathroom. The house is very quiet and has rules regarding reasonable noise, especially during sleeping hours. The common areas and bathrooms are kept in good condition and all amenities (stove, sinks, toilet, shower, laundry machine, dryer, microwave, etc) are in good working condition. The basement is always at a comfortable temperature and has good airflow. There is also a very good amount of insulation and, as a result, there is a minimal amount of overhead noise. The landlords (Donny and Gil) are extremely nice and helpful people. They are quick to respond to any questions or concerns and have both helped create a comfortable environment for me. They deal with issues regarding maintenance, cleanliness and tenant misbehaviour promptly and professionally. The house is in an excellent location for transportation. There is a bus stop about a 1-2 minute walk from the house which you can take to Brock, downtown St Catharines, or the Pen Centre (shopping mall) all within a 10 minute bus ride. This is my third rental property as a student at Brock and has been the best environment so far. The house is in a great location with a bus stop across the street that goes directly to the Pen Centre, Brock University, and Downtown St. Catharines. Also, the neighbourhood is very pleasant and quiet. The temperature in the room is great as the furnace is turned on in the winter and air conditioning for the summer. Both Gil and Donny respond quickly to messages over text and email if you have any problems or concerns.
