We are looking for 2-3 more students for the other 2 available rooms. *** BASEMENT Tenancy option: Only complete BASEMENT unit tenancy. Roomwise tenancy is NOT possible. We prepare a single tenancy agreement document for the entire BASEMENT, explicitly stating each tenant's rent and lease duration. Right now, there are UNIVERSITY OF WATERLOO male Undergrad students (NO PETs) as tenants in the LEGAL-BASEMENT-UNIT and all of them will move out by 2024 AUGUST-end. 1 FURNISHED Private EXTRA-LARGE Master Bedroom (with direct private access to a huge OUTDOOR DECK) is available in the UPPER-FLOOR-UNIT of this DUPLEX house from JANUARY 1, 2025 onwards. SINGLE OCCUPANCY rent for this UFU private room is $950 + (equal part of) shared utilities. DOUBLE OCCUPANCY (2 tenants share one room) rent for this UFU room is $1200 + (equal part of) shared utilities, so the rent per person is [$1200/2] = $600 + (equal part of) shared utilities. Even though there are 3 private bedrooms in total in the UPPER-FLOOR-UNIT, one private room in the UPPER-FLOOR-UNIT will continue to be exclusively occupied by one UNIVERSITY OF WATERLOO female Ph.D. student and another private room will continue to be exclusively occupied by one UNIVERSITY OF WATERLOO male Ph.D. student. None of them have any PETs. Note: We can only prepare one tenancy agreement document for the entire UPPER-FLOOR-UNIT, which will include all existing tenants as well as the new incoming tenants. Each tenant's rent and lease duration will be explicitly stated in the document according to their remaining months of tenancy. Hydro, Internet, and all other utilities are to be shared equally among all tenants of the entire house(both DUPLEX Units combined). As of now Utilities average between $70 to $75 per month per person, which may wary slightly based on the usage. The Basement-unit and the Upper-floor-unit tenants together take care of the lawn maintenance(in Summer) and snow removal(in Winter); They manage these activities among themselves on a rotation basis.
