Quick and easy access to both Downtown just to the east (a straight shot down Bow Trail) and out of town just to the west (via Old Banff Coach Road through beautiful Springbank or via the ring road), with easy transit connections to both the University of Calgary and Mount Royal University. Close to Canada Olympic Park Eastlands, Paskapoo Slopes, and Edworthy Park, for mountain biking, nature walks, or some light hiking in the summer, and C.O.P. ski area for winter fun. Just up the hill from Shaganappi Point which offers golf in the summer and cross country skiing in the winter. The windows, patio, lawn, and garden are west-facing, so you get a sunny yard with natural light streaming into the living room and bedrooms in the afternoon. You also get really nice indirect morning light. New carpets with a plush underlay and freshly painted walls make for a clean and comfortable fresh start. A spacious living room (12' x 15') greets you as you enter the unit. Glass sliding doors take you out to your ground floor patio (9' x 6') with a good sized garden and locking patio walk-in storage unit (5' x 3' x 8'). If you are interested in gardening, there is plenty of space for flowers and veggies, both on the patio and along the front of the unit right under your large bedroom windows. The fireplace is aesthetic only, and is non-functioning. There is also additional storage included in the assigned storage locker in the basement of the building. A Mayday tree out front gives wonderfully fresh lilac scents every spring, and Rhubarb grows right next to the patio. The galley kitchen (8' x 7') has cork floors, a double basin sink, granite counter tops, and a very quiet dishwasher. The dining area (8' x 8') also has cork floor and is right next to the large walk-in pantry (5' x 6'). Both bedrooms get nice indirect morning light with lots of direct afternoon sunlight through the large windows. The primary bedroom window and has additional privacy provided by mature Spruce and Mayday trees outside. Both the primary bedroom (13' x 12') and the secondary bedroom (9' x 10') are large with double closets in each. The bathroom is bigger than many expect (12' x 8'), with a soaker tub and in suit laundry. There is plenty of storage space on the shelves above the washer and dryer in the bathroom, and in a linen closet beside the bathroom, in addition to the standard medicine cabinet, under-counter drawers, and under-sink storage. The unit includes one designated parking spot, which has a plugin. An additional parking spot with a plugin is available for $25/month, and there is convenient street parking right in front of the unit. There are also designated visitor parking stalls for guests. Water and heat are included in rent. Electricity, cable, internet, phone, etc. are not included in rent. The mail is in a community box inside the building (beside the backdoor entrance). If you get parcel deliveries, they will usually leave it inside the building right in front of your unit door, which is convenient and secure as there are only 3 other units on your floor. Lawn care and snow removal are included, as is garbage, recycling, and compost. Come live in the hidden gem of Coach Hill! **Condo and patio are empty and unfurnished.
