Storage shed and planters are all for your use. Fully electrified with lighting and plugs on the deck. Deck is composite so no splinters, new power washer is included. - Large front windows with lots of light - sun sets in the front. - central vacuum. - Street Parking is available - parking permit is available from the city, approx. $300 for the year, paid every 6 months or annually. You must physically go to the city with a lease to arrange. - Mutual Laundry (washer and dryer are high end LG machines). - Black bag on the front window was to keep paint dry, repainted window sill. Location: - The house is located in St. Clair West area, north of the junction. Very close to all the amenities: - Bakeries and Restaurants everywhere. - Parks and Trails - High Park and the Junction are both within 5-10 minutes, along with Lakeshore and Sunnyside park 15 minutes away. - Bloor west Village less than 10 minutes away. - All major arteries - 401, 400, Allan Expressway, Black Creek and the Lakeshore. - The house 5-7 minute walk to the dedicated St. Clair West Street Car - which will take you to St. Clair West Station and downtown. Plus future GO stations and LRT. -Tons of shopping options all within 5-10 minutes: The Stockyards, Metro, Walmart, LCBO, Shoppers and many more. Who are we: - We’re a small family with a 4-year-old son, and recently moved 600m away to a larger space. So, we’ll be very close and are very responsive when/if needed. We’ve previously rented out the basement and have becomes friends with some of our tenants over the years, so you may check our references as well. - We’re both busy respectable people and hope for the same from whomever ends up renting the upper two floors. What we’re looking for in a tenant (s): - Given the space we think its ideal for a couple or a small family. We know many of neighbours and everyone is very nice, many families. - Non-Smoker. From our experience this isn’t negotiable as at some point we’ll also be renting out the basement. Headaches that we don’t want to deal with. - Small pets would be okay, please confirm. What’s needed from you: - Rental Application – we’ll send you a copy that you can drop off after viewing the home, if interested. - Proof of Income/Proof of Employment. - Credit Check - you can get this from Equifax/TransUnion. - References from your previous landlord(s) will be verified.
