ROOMMATE SEARCH FOR FEB 1st - Female identifying/non-binary person preferred UNIT: Private room on the main floor of a 2 bedroom house (there is another separate unit on the upper level) for one person only. Space includes a bright kitchen with shared fridge, stove/oven, and plenty of cupboard space. Large living+dining room with large west and north face windows for plenty of light. Shared bathroom with bathtub. Front yard with seating, trees, and room for gardening. On-site laundry and storage in the basement (shared with upstairs tenants). Street parking available. Please note that the decor will change as my roommate is taking some of the furniture/decor with her. (Images at end of doc!) AVAILABLE DATE: February 1st 2024 PRICE: Your portion of the rent is $1300 for the larger room. The utilities and internet are extra, and will be split 50/50 at around $100/mo each (flexible depending on the new internet provider). LOCATION: Located in the Upper Beaches at Woodbine and Gerrard on a quiet, tree-lined street. 7 min walk to the subway, 1 min walk to buses and streetcar. 5 min bus ride to Woodbine Beach or a 30 min walk! Convenience store, restaurants, and cafe right down the street, and many other shops including grocery store on the Danforth within a 7 min walk. We're also close to ravines and parks if you're a fan of the outdoors! The street changes beautifully with the seasons. The landlord is friendly and pretty relaxed which makes for an easy-going living situation. RENTAL TERMS: We'll both sign a 1 year lease, rent will be paid to the landlord. Ideally looking for someone long-term. RENT CONTROL: Rent increases for this unit are capped at the annual provincial guideline as this unit was lived in before November 15, 2018. REQUIRED DOCUMENTS: Proof of income Government ID First and last month's rent ABOUT YOUR ROOM This is the larger room in the unit with ample space for a bed, desk, dresser, etc, with a large, east-facing window. I have a lot of plants in my room which faces the same direction, and they get plenty of sunlight! Previous roommate was able to mount a sizable tv on the wall and it still felt very spacious. ACCESSIBILITY: There are a few stairs leading to the entrance of the house, so sadly, it's not really accessible for those with mobility needs. This is not a scent-free home - I don't use heavy scents, but I do burn incense and candles. Must be ok with cats - additional pets can be discussed on a case by case basis. I'm Jasmine (she/her), cis, poc, queer woman in my 30s. I'm a virgo sun, aquarius moon, leo rising (haha). I'm a visual artist who also works an office job (hybrid, but mostly remote). I've been living in this unit for around a year with one other roommate who is moving in with her partner. I'm a pretty low-key person who likes my space but also wouldn't mind hanging out sometimes. I love having lots of houseplants and gardening in the summer - wildflowers and juneberries spring up in the front yard naturally which is really nice. I like having friends over sometimes, but I'm not a big partier, and will always communicate when I'm going to have people over. I mostly work from home but usually go out a few nights a week.
