Not a rooming house. Please note, with great care. I rent absolutely only to students who attend the Niagara College and or Brock University and not to any other people. Firm and final. New students for September 1st or returning students. An atmosphere geared to your academic success. Homeowner will be available for a showing by appointment. Two rooms available September 1, 2024. Room one - $725 Room Two - $725 Party House? No. I am a male living in the house as the homeowner, sharing washroom and kitchen and other common areas. The house is my own home. Price is firm and not negotiable. First and last month's rent payable on accepting the room with post dated cheques or cash. One renter per room- not negotiable. Central air conditioning. Both males and females welcome. My top Priority? To provide a home away from home for Niagara College and Brock University students, where they can realize their full potential and reach their academic goals. House is located not far from city bus routes. . If you walk to the NOTL Campus, it is roughly a 25-minute walk. I offer agreements for four months, eight months or longer. Free on road parking. With a full bathroom, I offer bedrooms with locks and carbon monoxide detectors in each student’s room. There are carbon monoxide and smoke detectors throughout the house. Rent includes all utilities, plus free wireless internet, use of shared kitchen, fridge, and a cupboard for each student/roommate. You also have use of the living room and dining room areas. Ten minutes' walk to Walmart and five minutes' walk to a Rexall pharmacy, and ten minutes to a walk-in medical clinic. Non-smokers only – Not negotiable. No form of smoking allowed. And other substance use in my home is not permitted. You may drink outside, but strictly no drinking in the house or on the property. No Pets allowed. No sublet. 5) What am I responsible for as a roommate? You are responsible for your own room and cleaning after yourself in shared common areas. Also Keeping tidy and clean environment. 6) What is the procedure to renting a room at your home/ house? A virtual / face to face interview with the potential roommate to answer questions they may have and what is involved with the details in living here.

The basement apartment has 3 individual rooms and a shared kitchen/bathroom. The house is very quiet and has rules regarding reasonable noise, especially during sleeping hours. The common areas and bathrooms are kept in good condition and all amenities (stove, sinks, toilet, shower, laundry machine, dryer, microwave, etc) are in good working condition. The basement is always at a comfortable temperature and has good airflow. There is also a very good amount of insulation and, as a result, there is a minimal amount of overhead noise. The landlords (Donny and Gil) are extremely nice and helpful people. They are quick to respond to any questions or concerns and have both helped create a comfortable environment for me. They deal with issues regarding maintenance, cleanliness and tenant misbehaviour promptly and professionally. The house is in an excellent location for transportation. There is a bus stop about a 1-2 minute walk from the house which you can take to Brock, downtown St Catharines, or the Pen Centre (shopping mall) all within a 10 minute bus ride. The house is in a great location with a bus stop across the street that goes directly to the Pen Centre, Brock University, and Downtown St. Catharines. Also, the neighbourhood is very pleasant and quiet. The temperature in the room is great as the furnace is turned on in the winter and air conditioning for the summer. Both Gil and Donny respond quickly to messages over text and email if you have any problems or concerns.
