PID: 01332634 LOCATION: This lot is located in the northwest section of Campobello Island (Welshpool), on the east side of North Road. It sits between civic numbers 959 to the north and 973 to the south. Driving directions: There are two ways to get to Campobello Island, by ferry, or by land via the Unites States. By ferry, you first depart mainland NB on the ferry from L’Etete, which is south of St. George, and then arrive on Deer Island. This ferry is free. From Deer Island, you head to the south end and take a second ferry to Campobello Island. This ferry is $25 for car and driver and runs from June through September. For the remainder of the year, you would need to cross the U.S. border into Maine and travel to the town of Lubec. Lubec, Maine, has a bridge that crosses over to Campobello Island – while not as scenic as the ferries, this route is available all year. Specifically, the SNB website shows the northeastern boundary line as being at an angle to North Rd, where the deed calls for that line to be parallel to North Rd. Although I could not be exact without a survey, I’ve marked the boundaries on the ad photos in accordance with those indicated in the deed, which are considered more correct than the SNB website (link to that website is below). Ultimately, before placing a building or cutting in a road, you should have the land surveyed to ensure you are not encroaching on the bordering land. The most accurate representation of the boundaries can be found on the photo labelled “Google Earth Deed Boundaries”. HOW TO BUY LAND WITH A RENT-TO-OWN CONTRACT: This is rather simple to complete. We choose a ‘start date’ for the lease, which is the day you pay the down payment, and the day you can begin using the land. You then review and sign the lease agreement and the rent-to-own contract, which are legally binding agreements. You will then send the down payment via e-transfer on the ‘start date’, which will be within 48 hours of signing. The rent-to-own contract has $0 and 0% in fees if you choose a 12-month term – yes, that's essentially me lending you money for a year for free. Sound too good to be true? It's not, I just hate the ridiculous obstacles that banks put in people's way when trying to buy vacant land. Beyond a 12-month term, and up to 48 months, it's a 10% fee on top of the purchase price, which is $800 for this lot. While a bank would never loan money to buy vacant land, if they did, borrowing $8000 from them would cost you between $1300-$1900. What’s the downside of Rent-to-Own? If you make all your payments, none. If you stop paying and I can’t get in touch with you, you don’t get the land, you lose any improvements you’ve made to the land, and you don’t get the rent that you already paid back.
